Dining Room Appeal

Before

When you stand just inside the front door, you enter into the living room but your eye is immediately drawn into the adjoining dining room.  Even though this tablecloth is an heirloom and is cherished, a potential buyer would tend to think elderly people lived here.  One never should know the age group of the people who live in a house when you are trying to sell it.  Premiere Home Stagers wants a home to appeal to all age groups. Therefore, the best way to accomplish that is to remove the tablecloth and set the table as if you were expecting guests. After all, isn’t the next home buyer your guest?

After

The red placemats pick up the red tone in the seat cushions. And the three candle sticks are different sizes and contain different colored candles.  On a previous blog, we wrote about the “rule of three.”  Odd numbers are more visually appealing. With even numbers, your eye wants to match things up, making sure everything is level and even. Odd numbered items can be more haphazard, thus directing your eye to them.

We removed the antique photo of the relatives and placed dried hydrangeas under the mirror so they reflect and give a softness to the hard surfaces of the room.  We also removed the middle curtain panel.  We want the eye to travel out to the lovely patio, alluring one to step outside.

There are many ways to make your home outstanding either for living or for selling.  Spring is an excellent time to “weed out” your closets, mulch your front walkway, open up the windows, and refresh your spaces.

Rule of Three

This homeowner recently painted her bedroom and changed out the carpeting and bed linens.  She likes the monochromatic style– using colors in the same color family.

She used to have lots of family photos all around her house. But, the kids are grown, photos have faded, and the different sizes and colors of frames made the walls look cluttered.  We came up with a better idea.

Rule of Three

Choose three photos that mean something to you. It could be family, vacation places, or even your pets. Enlarge them so that you can see them from the bedroom door.  Then hang them so that they are not in a line–as that gives more visual interest.  The photos framed in the above picture are just one way to accomplish this. All the frames are the same, which gives the photos more cohesiveness, yet the photos are in black and white, which makes them more artistic.

It’s a great idea to hang your family photos in the more informal or intimate areas of your home since your family is important just to you. Even though there is a small family photo on this end table, we suggested that a neutral piece of artwork go above the loveseat. One idea is purchase metal art, another idea is to hang a silver-framed mirror to complement the photo frame. . When rooms are painted a darker color, the light is absorbed, so hanging a mirror to reflect light makes the room brighter.

If you are getting ready to place your home on the market, Premiere Home Stagers can make your home more desirable not only to you, but to the next buyer and therefore, get better, quicker offers.

Staging a Vacant Home

After this vacant house was completely renovated and refurbished,  it went on the market. Since 90% of people cannot visualize the dimensions of a  room without furnishings, Premiere Home Stagers does it for them. Notice the less is more concept, meaning the room is more open? We want people to walk right up, sit down and imagine themselves living there. See the  Picture-in-a-Picture effect on the fireplace wall?  The larger picture frame is hung to ”frame” the smaller wall art. What a great way to fill a large space without needing a very large piece of artwork. The Rule of Three means the accessories are in units of three, which makes it feel complete. One is too alone, and two is just a pair, but three is a grouping.

If you’re in the Madison, WI area, check out this house at 1016 Jenifer St.  The MLS # is 1539713    It’s a beauty!
